Hard floors seem simple to look after until the shine has gone, grime has settled into the texture and the mop is just moving dirty water around. Direct Cleaning Services cleans vinyl, laminate, luxury vinyl tile (LVT), ceramic and porcelain tile and natural stone floors in offices, shops, schools and washrooms across Essex, and in homes where a floor needs more than everyday mopping.
Each floor type is treated differently
Laminate has a fibreboard core that swells if water gets into the joints, so it is cleaned with a damp rather than wet method and the minimum of moisture. Vinyl and safety flooring stand up to scrubbing, which lifts the dirt that collects in their textured surface, followed by buffing to bring back an even finish. LVT is cleaned in a similar way to vinyl, following the manufacturer's guidance on products and finishes.
Ceramic and porcelain tiles can take firmer agitation, with attention paid to the grout lines. Natural stone such as marble, limestone and travertine is cleaned with pH-neutral products, because acidic cleaners can etch it. Solid and engineered wood floors have their own needs and are discussed separately.
Scrubbing and polishing commercial floors
Floors in receptions, corridors, school halls and shops carry heavy footfall. Over time, dirt is ground into the surface and the finish wears unevenly along the busiest routes. Scrubbing lifts that ingrained dirt, and on floors that suit it, buffing or polishing restores a more uniform appearance. Where a vinyl floor has a protective floor finish, it can be maintained as part of the work.
Regular maintenance or a one-off restorative clean
Day-to-day sweeping and mopping can be part of a regular office or commercial cleaning contract. Periodic deep scrubbing then sits on top of that routine, timed for quieter periods such as school holidays or a slower week in the office.
A one-off restorative clean suits floors that have been neglected, units being prepared for a new tenant, or premises reopening after a refit. We look at the floor first and agree what is realistic, since worn or damaged flooring cannot be made new by cleaning.
Washrooms, kitchens and entrances
Washroom and kitchen floors need attention for hygiene as well as appearance, particularly in corners and along skirting where dirt gathers. Entrances take the grit carried in from outside, which acts like sandpaper on a hard floor, so they often need more frequent attention than the rest of the building.
Planning the work around your premises
Floor cleaning is planned within our 8am to 6pm hours, with areas closed off and wet floor signs in place while floors dry. We agree with you which areas can be worked on when, so staff, pupils or customers can still move around the building.
Hard floors at home
In homes, kitchen floors, hallways and laminate living rooms are the usual candidates. Tiled floors with dark grout may benefit from our tile and grout cleaning, and if part of the house is carpeted, carpet cleaning can be booked for the same visit.
