Short answer
The cost of gutter cleaning depends mainly on how much guttering there is, how high it is, how easy it is to reach, and how blocked it is. Extensions, conservatories, downpipes and extras such as washing fascias and soffits all change the price, as does whether it is a one-off clean or a regular visit. The best way to know the cost for your home is to get a quote based on the property itself.
Why there is no single price
Two houses on the same street can need very different amounts of work. One might have a short run of gutter on a bungalow with a clear drive; the next might be a three-storey house with a rear extension, a conservatory and gutters packed with moss from an overhanging tree. A fair quote reflects the actual job, which is why figures you see online rarely match what your own home needs.
The factors that change the price
- Length of guttering: the total run around the house, front and back. Detached houses usually have more than semis or terraces.
- Number of storeys: higher gutters need longer reach and more care, so a two or three storey house differs from a bungalow.
- Access: whether the gutters can be reached from a drive or garden, or whether there are narrow side passages, steep slopes, greenhouses, decking or flower beds in the way.
- Extensions, porches, garages and conservatories: each adds extra lengths of gutter, often at different heights.
- How blocked the gutters are: a light layer of leaves is quicker to clear than compacted silt, moss or plants growing in the channel.
- Downpipes: checking and clearing downpipes, particularly if one is blocked, adds to the job.
- Add-ons: washing the outside of fascias, soffits and the gutters themselves, or cleaning conservatory roofs and windows at the same visit.
- One-off or regular: a first clean of neglected gutters is usually the biggest job; regular visits tend to involve less debris each time.
What a good quote should include
A clear quote should tell you exactly what you are paying for, so there are no surprises on the day. Look for:
- Which gutters are included: front, back, sides, extensions, garage and conservatory.
- Whether downpipes are checked and cleared, and what happens if one is badly blocked.
- How the work is done, for example from the ground with a gutter vacuum or from ladders.
- Whether debris is bagged and taken away or left for you to dispose of.
- Whether you will see proof the gutters are clear, such as camera footage or before and after photos.
- Any extras, such as fascia and soffit washing, priced separately so you can choose.
- Confirmation that the business holds public liability insurance.
How to compare quotes like for like
The cheapest quote is not always the best value if it covers less. Before comparing, make sure each quote includes the same gutters, the same downpipe work and the same waste disposal. Ask how the company will show you the gutters are clear, because a gutter that looks fine from the pavement can still hold a blockage further along. Check reviews and ask whether the price is fixed or could change on the day.
Also check how the work will be done. Gutter cleaning from ladders on tall houses carries risk, and it is reasonable to ask what precautions are taken. Our guide to cleaning gutters explains the main methods and why some homeowners prefer ground-based cleaning.
Ways to keep the cost down
Regular cleaning is often more economical over time than waiting until gutters overflow, because blockages are lighter and there is less risk of water damage to fascias, walls and paths. Booking fascia and soffit washing or conservatory cleaning at the same visit can make better use of one trip. Clearing access to the sides and back of the house before the visit also helps the job go smoothly. Our guide to how often gutters should be cleaned covers how to judge the right interval for your home.
Signs your gutters need attention now
Water spilling over the edge in rain, plants growing out of the gutter, damp patches on walls below, or a downpipe that stays dry during a downpour all suggest a blockage. Our guide to blocked gutters and downpipes explains the signs in more detail, and our guide to gutter guards looks at whether guards are worth fitting once the gutters are clear.
When to call a professional
Gutter cleaning at height is a job many homeowners would rather not do themselves, and for taller houses it is often safest left to a professional with the right equipment. You should never climb onto a roof to reach gutters.
We clear gutters across south Essex using a high-reach gutter vacuum with a camera, which reaches gutters on most two and three storey homes from the ground. The camera lets us check the gutter is fully clear before we move on, and you can see the before and after. Tell us about your property, including extensions and conservatories, and we will give you a clear quote. Call Jason on 07774 252535 or ask for a free quote.

Frequently asked questions
How much does gutter cleaning cost?
It depends on the length of guttering, the number of storeys, access, extensions and conservatories, how blocked the gutters are and any extras. A quote based on your property is the only reliable way to know.
Is gutter cleaning cheaper if I have it done regularly?
Regular cleans usually involve less debris than a first clean of neglected gutters, and they reduce the risk of overflow damage, which can make them better value over time.
Should a gutter cleaning quote include downpipes?
Ask. A good quote states whether downpipes are checked and cleared, and what happens if one is badly blocked.
